If you follow the media you may believe that homes are not selling
at all in today’s market, but the fact is homes are selling
if you follow these 3 steps.
1. The Price
The worth of your home is exactly what someone is willing to pay
for it. I know that sounds harsh but it’s true. The price
has nothing to do with what you paid for the home or what the neighbors
sold for last year. The listing price should be an estimate, close
to the selling price, that will get potential buyers in the door.
If buyers are not looking at your home, than your home is probably
overpriced.
2. Staging
No, you don’t have to go out and buy new furniture. Staging
means the home should be made as attractive to the potential buyers
as possible. Try to see your home through a buyer’s eye, declutter
as much as you can live with out. Remove personal effects. The home
should be spotlessly cleaned. Let in as much light in as possible.
Show off the view. The home must be odor free and smell fresh. Don’t
be cooking or have the TV on during showings.
3. Marketing
No you probably don’t need to put your house on TV, but a picture
speaks 1000 words. Make sure the photos of your home are exceptional.
A visual tour will also attract visitors. In today’s market
most homes are viewed and chosen online. Make sure you online presentation
